PREPARING FOR THE SHOOT
Prior TO THE ARRIVAL OF THE media specialists, THE HOME SHOULD BE READY
DOG POLICY
Our photographers have now been Bit 5 times by “nice dogs". We all love dogs, but this has become a real problem and could be an issue for the home owner if the serious injury is inflicted. We believe dogs are intimidated by our large tripods and the strangers carrying them.
If there are dogs at the property, we ask that they be removed from the property while we are there doing a photo shoot. If that is not possible, we ask that they be put in a latched, secure kennel while we are there. If that is not possible, they need to be on a leash in constant control by the owner or Realtor and kept away from the Photographer. Having them wander outside or in a bedroom or garage does not work, the media specialist needs access to all areas of the home and property multiple times during the visit.
Thank you for your understanding and cooperation.
SHOOTING PROTOCOLS
It is preferred that people and any animals living in the home not be present during the photoshoot.
If anyone in the home is showing signs of a contagious illness, the photographer must be notified prior to the photoshoot so that decisions can be made on how to proceed.
Exterior
Please remove any vehicles away from the front of the home. Vehicles can cause a distraction when potential buyers are viewing the photos. It is the home you are selling.
The yard and shrubbery should be mowed/trimmed.
Please put away any toys for animal and children
Please store garbage cans out of sight along with any hoses.
INTERIOR
Please have all clutter removed, put extra “stuff” away. The beds should be made, furniture and fans should be dusted. Mirrors and windows should be clean.
If there are rooms that have excessive decorations/furnishings, please remove as much excess as possible.
Anything hidden under the bed will most likely be seen in the photo.
All ceiling fans should be off and clean. All light bulbs should be on and working the bulbs would ideally be the same color of light, preferably daylight white for best results.
Pets should be removed or contained during the media collection process.
Some things can be “Photoshopped,” but it may incur additional costs and potentially infringe on MLS policies.
